Use of this site and our services is subject to the following terms and conditions.
Terminology; Us/We/Our
The owners of the European Swaps web site – David & Veronica Sutton-
Member
A person who has a property advertised on our service. And to be informed about new properties before that are advertised to the public at large.
Non-
A person viewing our site, without advertising a property or being put in touch with members properties.
Our Role
Advertising
Our site is intended to allow Members to advertise their properties to other members
and to non-
Members are not allowed to include telephone numbers, email addresses or web site addresses in their adverts. If we find any of these details in an advert, we will remove them.
Contact
Our site provides a tool for members and non-
All correspondence must be directly related to properties that are listed on this web site, and we act as a go between members until the house or houses are swapped or exchanged.
It is not permitted to contact members about, or enter into correspondence about a property that isn’t advertised on this web site, we reserve the right to remove members from the web site giving details about other or similar web sites that exchange or swap houses.
Liability
By creating and advert for a property, a member asserts that they have a legal right to advertise that property for sale/swap/exchange (e.g. that they are the owner, or are an estate agent acting for the owner).
By creating an advert for a property, a member also accepts full liability for the contents of that advert (textual description and images of the property).
We are not able to check the accuracy of information posted by members (in property adverts, or photographs) and so accept no liability for any information contained in property adverts, between members. We reserve the right to make grammatical and spelling corrections to advertisements as and when deemed necessary.
As our role is limited to acting as an advertising venue, and introduction service, we can not accept any liability for losses or damages incurred through use of our service, or through transactions between members.
Transactions (including property swaps, exchanges, sales, and purchases) between members are entirely at their own risk. Members are advised to engage appropriate professionals to check all aspects of any proposed transaction.
Advertising
Payment
Our usual fee is 30€ (euros) or £30:00 per property advertised. Special rates may apply for multiple property listings. From time to time we may introduce special offers.
Duration; Once paid, adverts will be displayed for an unlimited period.
Cancellation
By the member
A member can cancel an advert at any time, by notifying us by email. If canceled within 7 days of payment, we will pay a full refund of the advertising fee. After this point, we will not pay a refund.
Note: if all of a member’s adverts are canceled, then they will no longer be allowed to contact other members.
By us
For abusive use
If a member abuses our system, then we reserve the right to cancel their membership
(and adverts) without any kind of refund -
For other reasons
If we have to cancel a member’s advert for any reason (other than abusive use) then we will offer a full refund if the advert is canceled within the first month of listing, after this point we will not offer a refund.
Expiry and Renewal
Normal property adverts are valid for an indefinite period, and do not expire. On expiry, an advert will no longer be shown on our site. If the member has no other live adverts then they will no longer be allowed to exchange houses through our system with other members.
Before a member’s advert expires, we will contact them on their registered email address to inform them, and to give them renewal instructions.
After renewal, an advert will be valid for an indefinite period.
If a member renews an advert after it has expired, they may have to upload their description and images again.

Members must own the copyright of the text and images used in their property adverts.
By advertising a property a member grants us permission to use their text and images
to promote their property on our site, elsewhere on the Internet, or in other media
(for example magazine adverts). This permission is revoked when an advert is canceled,
or expires -
Other material
Unless explicitly noted, we retain copyright on all other material on our web site. You must obtain our express permission before reproducing any of it.
Privacy
We will not disclose a member’s personal details, or contact information to any other party without obtaining their permission. The only exception to this is if we believe a member has committed a crime, in which case, we reserve the right to disclose all relevant information to the appropriate authorities under the terms and conditions of the United Kingdom Data Protection Act of 1998.
